Estate Services

This service is aimed at owners who have a legal responsibility within their Title Deeds to contribute to the cost of maintaining open areas or common repairs within the  estate where they live. Please click here for our Frequently Asked Questions section on owners' obligations.

We currently carry out estate management services (in which we administer landscape maintenance work and common repairs) for around 1300 owner occupiers in estates in and around Kilmarnock.  We use a professional landscaping company to maintain the areas and a qualified landscape architect to provide professional advice.  The residents receive a top class service at a competitive cost.

Charge Period
Atrium Initiatives levies charges either annually or quarterly in advance.  We do so by agreeing in advance with the contractor the extent and cost of the work required in an area,  but with a small provision for unforeseen eventualities.  At the end of each financial year we reconcile our estimated cost with the actual works undertaken.  Any differences are carried forward to the next financial year, with charges being adjusted upwards or downwards accordingly.

Administration Charges
Atrium Initiatives levies an Administration Charge to cover the costs of all the administration associated with managing the estates.  This includes specifying works, appointing a contractor, supervising work, carrying out regular estate inspections, dealing with residents' concerns, processing common repairs as well as calculating each owner's share of charges, issuing bills and recovering owners' shares. 

In considering these charges we have looked at what alternative private providers are quoting for administration to ensure our fees remain reasonable and competitive.

Payment Arrangements
Owners may settle their bill in a lump sum or by monthly direct debit. 

  • Direct Debit
    To set up a monthly Direct Debit please contact the Finance department on 01563 528816. 
  • Payment Card
    You can use your personal payment card which enables you to settle this bill via the website https://www.allpayments.net/allpayments/ or at any Post Office or local outlets which display the Paypoint sign.
  • Cash
    If you wish to pay by cash then the payment card can be used at any Post Office or local outlets which display the Paypoint sign.
  • Debit/Credit Cards
    We accept debit and credit card payments by telephone. Please contact the Finance department on 01563 528816. 
  • Cheque
    By cheque payable to Atrium Initiatives Ltd. – please quote your account number or address to ensure your payment is allocated to the correct account
